Greentree Legal is seeking a seasoned Skip Tracing & Due Diligence Specialist to support our nationwide litigation support and process serving operations. This role is designed for an experienced investigative researcher with demonstrated expertise in advanced skip tracing, heir and decedent research, and the retrieval of death certificates and other vital records. The s alary range is $41,600 - $52,000 / annually.

The successful candidate will be responsible for conducting complex investigative research to locate defendants and other parties, identify and locate heirs and successors in interest, research deceased individuals and family relationships, obtain death certificates and supporting records, and complete detailed due diligence assignments primarily related to foreclosure, mortgage default servicing, and other legal matters.

This is not a basic database-search position. We are looking for an individual who knows how to take incomplete or conflicting information, develop an investigative research strategy, work across multiple public and proprietary sources, analyze and connect findings, and document a well-supported conclusion.

The ideal candidate is resourceful, persistent, analytical, and comfortable independently working through difficult research assignments where the answer may not be immediately apparent.

KEY RESPONSIBILITIES

• Conduct comprehensive and advanced skip tracing to locate defendants, borrowers, heirs, successors in interest, interested parties, and other individuals associated with legal matters.


• Perform detailed heir and family-lineage research to identify and locate potential heirs, relatives, descendants, and successors in interest.


• Research deceased individuals using probate records, obituaries, court records, property records, family relationships, and other available resources.


• Obtain death certificates and other vital records from state, county, municipal, and other authorized sources in accordance with jurisdictional requirements.


• Determine appropriate procedures, agencies, documentation, fees, and authorization requirements for obtaining death certificates and other records across multiple jurisdictions.


• Complete due diligence and investigative research assignments and provide clear, detailed documentation supporting the research performed and conclusions reached.


• Research and analyze public records, court records, probate and estate records, property records, obituaries, social media, online resources, and approved proprietary investigative databases.


• Cross-reference information from multiple sources to verify identities, addresses, dates of birth and death, family relationships, ownership interests, and other relevant information.


• Distinguish between individuals with similar names or identifying information and resolve conflicting information through additional research and verification.


• Conduct research across multiple states and jurisdictions and develop familiarity with jurisdiction-specific resources, record-access requirements, and procedures.


• Document searches performed, sources reviewed, information obtained, unsuccessful research efforts, and the basis for investigative conclusions.


• Identify situations where available resources have been reasonably exhausted and clearly communicate any limitations or unresolved findings.


• Manage a high volume of investigative requests while maintaining accuracy, quality, thoroughness, and required turnaround times.


• Work closely with case managers and operational team members to resolve difficult or complex locate, heir search, decedent, and due diligence assignments.


• Handle sensitive and confidential information appropriately and conduct all research in accordance with applicable laws, regulations, client requirements, permissible-purpose requirements, and company policies.

REQUIRED QUALIFICATIONS

• Demonstrated professional experience performing skip tracing, investigative research, due diligence, public records research, or similar investigative work.


• Proven ability to perform advanced research that extends beyond reliance on a single skip-tracing database or automated search.


• Experience researching deceased individuals, family relationships, heirs, relatives, or successors in interest.


• Experience navigating public records, court systems, property records, probate resources, vital-record resources, and professional investigative databases.


• Strong analytical and investigative skills with the ability to connect information from multiple sources and recognize inconsistencies or gaps in available information.


• Exceptional attention to detail and the ability to distinguish between individuals with similar names, addresses, relatives, or identifying information.


• Strong written communication and documentation skills, including the ability to clearly explain research steps, findings, and conclusions.


• Ability to work independently, exercise sound judgment, develop an investigative strategy, and persist through difficult or incomplete research.


• Ability to prioritize and manage a high volume of assignments in a deadline-driven environment.


• High school diploma or equivalent required.

PREFERRED EXPERIENCE

• Direct experience conducting heir searches, next-of-kin research, probate research, or successor-in-interest investigations.


• Experience obtaining death certificates, vital records, probate documents, or similar official records from government agencies.


• Experience within the foreclosure, mortgage default servicing, creditor's rights, process serving, probate, title, collections, or legal services industries.


• Experience conducting investigative research across multiple states and jurisdictions.


• Familiarity with professional skip-tracing and investigative research platforms.


• Additional education or training in legal studies, investigations, criminal justice, genealogy, research, or a related field.

WHAT WE'RE LOOKING FOR

We are particularly interested in candidates who have worked within the foreclosure, mortgage default, creditor's rights, probate, title, or legal services industries and understand the importance of accurate, defensible, and well-documented research in moving legal matters forward.

The strongest candidate will be someone who can receive an incomplete or difficult assignment and independently determine the appropriate investigative path rather than relying on a predetermined sequence of database searches.

For example, when researching a deceased defendant, this individual should be comfortable moving from the initial skip trace to obituary research, probate and court records, property records, family relationships, potential heirs, and ultimately the appropriate source for obtaining a death certificate or other supporting documentation.

We are looking for someone who understands the difference between finding information and verifying information. The successful candidate will know when additional research is necessary, when information has been sufficiently corroborated, and how to provide the case management team with a clear, organized, and well-supported result.
