Job summary

11Residential in Seattle seeks a Maintenance Supervisor to lead all maintenance at the 19th & Mercer and Oslo communities, overseeing the site team, coordinating service requests, and ensuring repairs meet our quality standards.

You will train staff, conduct daily property walks, manage the maintenance budget, respond to emergencies, and collaborate with management to plan budgets and long‑term improvements.

Qualifications

• 3+ years of experience in multifamily property maintenance or related field.
• Able to troubleshoot and repair plumbing, electrical, HVAC, pool equipment, and related systems.
• Experience with property maintenance software (HappyCo or similar).
• Proficient with Microsoft Office to communicate with management, teammates, and residents.
• Strong integrity, teamwork, inclusion, growth, and customer service orientation.
• Physically able to perform duties and work on-site in varying conditions.

Responsibilities

• Supervise and schedule maintenance activities for the community.
• Determine weekly service requests and apartment make-ready schedules.
• Coordinate and respond to resident service requests for occupied units.
• Complete make-ready activities for vacant units and ensure standards and cleanliness.
• Regularly communicate with on-site office and update work-order systems.
• Conduct daily property walks to inspect exteriors, parking, and common areas.
• Oversee landscaping and exterior features to maintain curb appeal.
• Inspect equipment and recommend repairs or replacements.
• Provide one-on-one training to staff to improve skills.
• Adhere to safety guidelines and complete property safety audits.
• Order supplies and manage the site’s maintenance budget.
• Participate in budget planning for next fiscal year.
• Respond to emergencies after hours and support other locations as needed.
