Fulcrum Real Estate Services, Inc. is seeking a Maintenance Supervisor to oversee maintenance and repairs across multiple properties in the Seattle area.

You will supervise on-site technicians, plan schedules, manage vendor bids, ensure safety compliance, and maintain resident satisfaction while balancing administrative duties. The role requires hands-on leadership, knowledge of HVAC, plumbing, electrical work, and proficiency with property management software such as Yardi or AppFolio; travel

Qualifications

• High school diploma or equivalent required; tech/vocational training preferred.
• Experience managing maintenance operations across multiple properties required.
• Strong leadership and team management skills.
• Excellent time management and organizational abilities.

Responsibilities

• Supervise and schedule work of on-site maintenance technicians and porters.
• Conduct regular inspections of properties to ensure safety and aesthetics.
• Assign and track work orders and preventative maintenance tasks.
• Train, mentor, and evaluate direct reports; provide performance feedback.
• Coordinate with property managers on budgets and major repairs.
• Develop and maintain relationships with external vendors and contractors; obtain bids.
• Ensure compliance with safety regulations and OSHA standards.
• Monitor inventory and purchases within budget.
• Participate in after-hours emergency maintenance rotation.
• Maintain accurate records of operations and personnel activity.
