Position Summary:

The Senior Service Technician Floater is responsible for maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable environment for residents, visitors, and staff. The role involves carrying out duties safely and as directed by the PROPERTY MANAGER AND REGIONAL MAINTENANCE MANAGER. Work hours are a minimum of 40 hours per week, including weekends as needed, on-call on a rotating basis, and responding to emergencies.

Description

The Senior Service Technician Floater maintains the community's physical infrastructure and safety standards, performing routine and preventive maintenance, repairs, and safety inspections. The role requires knowledge of relevant laws and regulations, safety procedures, and the ability to respond promptly to maintenance needs.

Core Job Duties & Responsibilities
  1. Conduct all business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and all applicable laws.
  2. Maintain knowledge of laws and EPA and OSHA regulations regarding hazardous materials.
  3. Monitor property conditions and address unsafe conditions immediately.
  4. Perform routine preventive maintenance on equipment and tools.
  5. Be aware of utility and sewer access points.
  6. Maintain a clean and safe work area, ensure storage areas are secure.
  7. Perform repairs involving electrical, plumbing, HVAC, appliances, water systems, structural components, lighting, fireplaces, gas appliances, doors, windows, roofing, and pool areas.
  8. Coordinate repairs and report major repairs and expenses to management.
  9. Change locks, transfer appliances, assist with moving furniture, and manage inventory of spare parts.
  10. Assist with groundskeeping and other duties as assigned.
  11. Apply logical thinking, follow safety procedures, and use safety equipment at all times.
  12. Report unsafe conditions immediately and consult with management on safe work procedures.
  13. Utilize personal transportation for parts and supplies pickup, and respond to on-call emergencies.
Requirements
Licensure/Certification/Registration
  • Valid driver’s license and automobile insurance.
  • High School Diploma or equivalent; college coursework is a plus.
Specialized Skills & Knowledge
  • Prior maintenance experience, vocational or trade education preferred.
  • Ability to work on-call shifts and lead maintenance teams.
  • Own personal tools and reliable vehicle.
  • HVAC certification and experience preferred.
  • Skills in plumbing, electrical work, carpentry, and general maintenance.
  • Ability to wear safety gear and work under pressure in a fast-paced environment.
  • Basic computer skills and familiarity with web-based applications.
