EDENS, a private real estate investment company, develops, owns and operates community-oriented shopping centers. The Tenant Construction Manager will drive landlord and tenant design, permitting and construction to achieve optimal rent commencement dates and will report to the VP of TCM.

The role is based in Southern California with frequent travel between Los Angeles and San Diego markets. Candidates must travel regularly to support project needs and maintain relationships across markets.

Qualifications

  • 7–10 years of tenant construction management experience in commercial real estate, with emphasis on retail.
  • Experience coordinating LOIs, leases, budgets, schedules, and construction turnover.

Responsibilities

  • Facilitate LOI/lease exhibit requests including budgets, schedules and LODs.
  • Manage contact with Tenant's representative and site reviews from Lease Execution to Possession.
  • Review budgets and plans with Leasing and Construction to ensure Lease requirements.
  • Oversee Vacant Space Assessments and space LOD accuracy.
  • Review lease documents to ensure Landlord responsibilities are met and align with MSP.
  • Attend weekly/bi-weekly meetings with Construction, Leasing and Property Management.

The Tenant Construction Manager (TCM) will be a critical member of the construction and development teams at EDENS. They are responsible for "driving" the landlord and tenant design, permitting and construction process to ensure achievement of "best possible" rent commencement dates for all projects as assigned. The Tenant Construction Manager will report to the Vice President of TCM.

This position is based in Southern California and requires regular travel between the Los Angeles and San Diego markets. Candidates must be able and willing to travel frequently throughout the region to support business needs, maintain relationships, attend meetings, and oversee activities across both markets.

Responsibilities:

  • Facilitate timely and accurate completion of all LOI / lease exhibit requests (budgets, schedules, work letters, LODs), and
  • Identify, establish and manage contact with Tenant's representative. Meet with Tenant's rep on site to review status of project. Maintain contact with Tenant from Lease Execution to Delivery of Possession.
  • Process budget and plan review requests from Leasing and review with Construction, ensuring stated scope matches the Lease requirements.
  • Complete all Vacant Space Assessments and oversee the completion of an accurate space LOD.
  • Review LL's and Tenant's work requirement sections of new leases. Ensure Landlord is meeting all Lease responsibilities.
  • Attend weekly/bi-weekly meetings with Construction, Leasing, and Property Management to review and address status of each retail space.
  • Meet with the permitting authorities for the respective centers and obtain times and procedures for use by the Tenant in obtaining building permits.
  • Obtain all necessary permits for LL work with A&E teams
  • Bid, review, award and oversee work through completion for all associated Architectural/Engineering design work and General Contractor delivery work.
  • Work with Tenant & utility provider to get utility connections to Tenant's space and insure that all utilities are transferred into Tenant's name.
  • Prepare and issue turnover letters to Tenants (establishing the turnover date for rent start). Manage turnover notification process, including notification to internal groups such as Property Management.
  • Review Tenant payment applications for TI reimbursement and field-verify.
  • Ensure that all tenant construction activity conforms to lease requirements. Includes monitoring of tenants and its representatives throughout the entire process of design, construction and initial occupancy of its premises.
  • Review and approve tenant sign packages for compliance with established MSP. Coordinate installation of shopping center identification.
  • Review and approve Landlord and Tenant construction drawings to ensure compliance with Lease, budget, schedule and design requirements

Qualifications:

  • At least 7-10 years of tenant construction management experience in commercial real estate with an emphasis on retail real estate is required.

The salary range for this position is $125,000-$150,000 and is bonus eligible. We also offer a comprehensive benefits package, including:
