Job summary

Spinnaker Development is seeking a Senior Project Manager to lead day-to-day execution of custom residential construction projects in Newport Beach and coastal Orange County. This hands-on role requires ownership from active construction through turnover, coordinating clients, design professionals, subcontractors, inspectors, and internal leadership.

The ideal candidate has extensive residential construction experience, strong budgeting and scheduling skills, and is comfortable on active job

Qualifications

• Degree in construction management, engineering, or related field, or equivalent practical experience.

Responsibilities

• Lead day-to-day construction activities from active construction through completion and turnover.
• Build and maintain project schedules, look-ahead plans, and critical-path activities.
• Coordinate subcontractor meetings and field coordination with scope, schedule, and cost control.
• Monitor project budgets, committed costs, change orders, allowances, and projected final costs.
• Review subcontractor bids, proposals, and change requests for scope, pricing, exclusions, and cost exposure.
• Inspect work throughout construction and drive punch-list completion.
