Job summary

Zaddy Solutions is seeking an experienced Property Maintenance Manager to oversee maintenance operations across a portfolio of condominium and residential properties. This hands-on leader will supervise maintenance personnel, coordinate contractors, and ensure that building systems remain safe and fully operational.

Qualifications

• Experience managing residential property maintenance teams.
• Strong knowledge of HVAC, plumbing, electrical, and building systems.
• Hands-on problem solving and coordinating repairs.
• Experience supervising technicians, contractors, and service providers.
• Experience creating preventive maintenance programs.
• Strong project management across multiple projects.
• Ability to manage schedules, budgets, and vendors.
• Proficiency with Microsoft Office (Word, Excel, Outlook).
• Familiarity with CINC or similar work-order system.

Responsibilities

• Lead maintenance technicians across a portfolio of properties.
• Coordinate inspection, maintenance and repair of building systems (HVAC, plumbing, electrical, mechanical).
• Develop and implement maintenance procedures and repair plans.
• Create preventive maintenance schedules to reduce failures.
• Review and prioritize resident work orders.
• Oversee projects from planning through completion with budgets and contractors.
• Monitor performance and drive improvements in quality and efficiency.
• Maintain records of inspections, work orders, and vendor services.
• Document work using property management systems.
• Communicate professionally with residents, managers, and vendors.
• Respond to urgent maintenance and coordinate emergency repairs.
• Promote safety, accountability, and continuous improvement.
