Job summary

John Boner Neighborhood Centers (JBNC) is seeking a Residential Maintenance Manager in Indianapolis to lead maintenance across multifamily and scattered-site properties. You will supervise a maintenance team, coordinate work orders and turnovers, and ensure safety, code compliance, and high-quality repairs.

This hands-on role balances daily problem solving with long-term planning. We value strong leadership, budgeting, and data-driven decisions to improve operations and resident experiences.

Qualifications

• High school diploma or equivalent experience.
• At least 3 years in residential maintenance, housing, or property management.
• At least 2 years of supervisory or team leadership experience.
• Knowledge of residential building systems, safety codes, and rehabilitation/renovation practices.
• Valid driver's license and reliable transportation.
• Experience with budget and inventory management.
• Strong problem-solving and organizational skills.
• Ability to analyze data to inform decisions.
• Strong verbal and written communication and customer service skills.
• Ability to lift up to 70 pounds and perform physical tasks.
• Ability to work rotating weekends/evenings/holidays and after-hours emergencies.
• Ability to respond to catastrophic events within 90 minutes. Technical or trade certification preferred.

Responsibilities

• Lead the Residential Maintenance Team and manage work orders, turns, and rehab work.
• Provide leadership, coaching, and development for maintenance staff.
• Oversee building systems, appliances, electrical, HVAC, plumbing, and repairs.
• Ensure safety, codes compliance, and quality standards across properties.
• Develop and monitor preventative maintenance programs and schedules.
• Manage budgets, inventory, and procurement of materials.
• Use data and ticketing systems to monitor performance and inform decisions.
• Respond to maintenance emergencies and coordinate rapid resolution.
