Qualifications

We are looking for a Residential Maintenance Manager to lead the day-to-day maintenance operations for JBNC’s residential properties and help ensure that our homes are safe, well-maintained, functional, and welcoming for the people who live in them.

About the Role

The Residential Maintenance Manager oversees maintenance operations across JBNC’s residential properties, including multifamily units, scattered-site homes, and rehabilitated housing. This position leads the residential maintenance team, coordinates work orders and unit turns, oversees preventative maintenance and repairs, manages contractors and vendors, and ensures properties meet applicable safety and building codes.

This is a hands-on leadership role for someone who understands residential building systems, can effectively lead a maintenance team, and is comfortable balancing day-to-day problem solving with longer-term planning and preventative maintenance.

What You'll Do

Lead the Residential Maintenance Team

  • Assign, oversee, and monitor work orders, preventative maintenance, unit turns, and rehabilitation work.
  • Provide leadership, coaching, and professional development to maintenance staff.
  • Foster a positive, collaborative, and accountable team culture.
  • Coordinate and supervise contractors and vendors to ensure timely, high-quality work.

Oversee Building Systems & Repairs

  • Provide technical direction related to residential maintenance and repairs.
  • Oversee appliance, electrical, HVAC, plumbing, and construction-related repairs.
  • Inspect vacated units, develop repair scopes, and coordinate approvals.
  • Supervise full-unit repaints, larger repairs, and renovation-related work.
  • Ensure maintenance and installations are completed properly and in accordance with applicable requirements.

Ensure Safety, Compliance & Quality

  • Ensure residential properties meet federal, state, and local building, health, and safety codes.
  • Conduct property and unit inspections and address safety or compliance concerns.
  • Maintain quality standards for unit turns, rehabs, and ongoing maintenance.

Manage Preventative Maintenance

  • Develop and monitor preventative maintenance programs.
  • Maintain schedules and records to support efficient, sustainable property operations.
  • Ensure staff and contractors follow through on scheduled maintenance.

Manage Budgets, Materials & Resources

  • Manage residential maintenance budgets, inventory, ordering, and materials.
  • Monitor expenditures and operational performance against established goals.
  • Use resources effectively while maintaining appropriate inventory levels.

Use Data to Improve Operations

  • Use work order and ticketing systems to monitor performance and identify trends.
  • Track and report key performance indicators and operational metrics.
  • Use data to inform maintenance decisions and improve efficiency.

Respond to Emergencies

  • Serve as the lead responder for residential maintenance emergencies.
  • Coordinate staff and contractors to resolve urgent maintenance issues.
  • Develop and train staff on residential emergency maintenance procedures.
What We're Looking For

Required:

  • High school diploma or equivalent experience.
  • At least 3 years of experience in residential maintenance, housing, or property management.
  • At least 2 years of supervisory or team leadership experience.
  • Knowledge of residential building systems, safety codes, and rehabilitation/renovation practices.
  • Valid driver's license and reliable transportation.
  • Experience with budget and inventory management.
  • Strong problem-solving and organizational skills.
  • Ability to analyze and apply data to decision-making.
  • Strong verbal and written communication and customer service skills.
  • Ability to lift up to 70 pounds and perform physical tasks including standing, bending, reaching, stooping, kneeling, climbing ladders and stairs, and working outdoors in inclement weather.
  • Ability to work rotating weekends, evenings, holidays, and after-hours emergency calls. (Shared amongst the full maintenance technician team).
  • Ability to respond to catastrophic events and weather emergencies, reporting to work within 90 minutes of the emergency.
  • Technical or trade certification preferred.
