Job summary

Kittle Property Group, Inc. in West Lafayette, IN, seeks a Senior Regional Manager – Student Housing to lead Launch, a 473-unit community near Purdue University.

You will oversee the on-site team and drive occupancy, revenue, NOI and resident satisfaction. The role requires hands-on leadership across leasing, turn operations, marketing and university relations, with a focus on pre-leasing, renewals, and annual turn cycles during peak periods.

Qualifications

• Minimum 5 years of student multi-family/multi-site experience.
• CPM is recommended.
• Language Skills – Ability to read, write, interpret and analyze business publications, technical procedures and government regulations.
• Math Skills – Ability to calculate discounts, interest, bonuses, proration, percentages, and to apply concepts of algebra and geometry.
• Reasoning Skills – Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist.
• Computer Skills – Intermediate experience with MS Office.
• Experience working with property management software (i.e., Yardi).

Responsibilities

• Provide leadership and operational oversight for assigned student housing community.
• Directly supervise Property Manager, and other team members as assigned
• Establish clear performance expectations and accountability for onsite teams.
• Conduct regular property visits, operational audits, and leadership meetings.
• Evaluate staffing levels and organizational structures to ensure properties are appropriately staffed.
• Identify operational deficiencies and develop corrective action plans.
• Coach, mentor, and develop property-level leadership.
• Promote consistency in policies, procedures, customer service, and operational standards.
