Job summary

Bellwether seeks an Associate, Valuations to manage a portfolio of commercial real estate investments across the United States. You will perform monthly and quarterly valuations, analyze operating performance, and prepare detailed cash flow projections using ARGUS Enterprise and Excel.

The role emphasizes professionalism, initiative, and collaboration with senior leadership. A minimum of 5 years in related valuation work and a strong financial modeling background are required.

Qualifications

• Minimum 5 years in real estate valuations, consulting, portfolio management or audit/accounting.
• Experience with property underwriting and advanced financial modeling.
• Proficiency in ARGUS Enterprise and MS Excel.

Responsibilities

• Conduct monthly and quarterly valuations of real estate investments across the United States, including DCF analyses.
• Review and track business plans, leasing activity and property operating performance for valuations.
• Prepare quarterly tear sheets summarizing valuation metrics and changes period over period.
• Prepare unlevered cash flow projections using ARGUS Enterprise and Excel.
• Coordinate with appraisal providers and reconcile conclusions to internal valuations.
• Support client audits and SOX testing with documentation and market support.
• Maintain valuation templates, ensuring data integrity and audit trails.
• Act as day-to-day contact for client deal teams and manage information requests.
• Assist in enhancing valuation processes and technology use.
• Perform ad-hoc analyses as needed.
