Job summary
Tim Hortons US franchisees are supported by a Senior Manager, Real Estate who guides site evaluation, lease and purchase negotiations, and due diligence. This role works with design and construction teams to move sites into development and with cross-functional partners to ensure timely openings.

Qualifications
- Bachelor's degree in Business, Real Estate, Finance, or a related field.
- Experience in commercial real estate, retail or restaurant development is preferred.
- Strong analytical and financial acumen with site economics and sales forecasts.
Responsibilities
- Partner with franchisees to identify sites and manage lease execution through construction handoff.
- Conduct site analyses (demographics, traffic, competitive set, forecasts) and present recommendations.
- Lead negotiations with landlords and coordinate with internal/external counsel on lease terms.
