Job summary
Tim Hortons US seeks a Director of Development Execution & Real Estate to own the strategy and execution of the US restaurant development portfolio, including openings, remodels, closures, and real estate site selection. This role leads a team of four and partners with franchisees, Finance, Design & Construction, and RBI’s real estate community to drive profitable growth and portfolio optimization.

Qualifications
- Proven leadership of managers and teams in real estate and development.
- Experience with site selection, market planning, and portfolio strategy.
- Strong financial underwriting and budgeting capabilities.
Responsibilities
- Own US restaurant development strategy, budget, and pipeline.
- Lead market expansion, site selection, and real estate underwriting.
- Oversee remodels, closures, and new openings across multi-market portfolio.
- Develop financial analyses: ROI, IRR, payback, rent, incentives.
- Coach a four-person team and present recommendations to senior leadership.
- Collaborate with franchisees, Finance, Design & Construction, Legal and external counsel.
- Ensure projects stay on time, within budget and meet returns.
