Job summary

Amazon Data Services, Inc. in Virginia is seeking a talented real estate professional to source, negotiate and execute large-scale AWS data center deals.

You will work directly with landowners, developers, PE firms and local authorities to identify entitlements and acquire development rights, guiding AWS’s vision through complex negotiations. The role combines strategic thinking with hands-on program leadership, coordinating Legal, Design Engineering, Public Policy and Construction to deliver

Qualifications

• 7+ years developing, negotiating and executing business agreements.
• 7+ years of professional or military experience.
• Bachelor's degree or equivalent.
• 5+ years advising and influencing executive leadership experience.
• Experience managing programs across cross functional teams, building processes and coordinating release schedules.

Responsibilities

• Lead deal sourcing, engagement, negotiation and execution of real estate deals, including land acquisition and leases.
• Work cross-functionally with other internal and external teams, including: Legal, Design Engineering, Economic Development, Public Policy, Construction and Capacity Planning, to inform a regional real estate development strategy
• Lead the entitlement process and jurisdictional engagement for respective transactions.
• Assist in developing site plans that deliver the best in class product consistent with market conditions, while achieving the investment assumptions
• Work cross-functionally to develop project schedule, development budget, and track hard and soft project costs
• Lead teams of vendors, consultants, and contractors to support acquisition, entitlements and delivery.
• Contribute to the continuous improvement of AWS's internal process and reporting
• Travel required
