Job summary

Amazon Web Services (AWS) is expanding its Data Center Network in the United States. We seek a strategic real estate leader to negotiate and close sites, cultivate developer relationships, and coordinate with internal teams to enable sustainable growth in Virginia and beyond.

The role requires extensive experience in land entitlement, site due diligence, and complex negotiations, with collaboration across legal, economics, design and capacity planning.

Qualifications

• 8+ years of experience in large-scale site selection, real estate land acquisitions and lease negotiations.
• 5+ years experience performing the full range of land entitlement functions leveraging a combination of internal and external resources.
• 5+ years experience in site due diligence, site development, and negotiation of entitlement agreements for large complex projects.
• Bachelor’s Degree in Urban Planning, Architecture, Civil Engineering, Real Estate or related fields.

Responsibilities

• Lead deal engagement, negotiation and closing of real estate sites.
• Cultivate developer relationships.
• Assist in developing site plans that deliver best-in-class product consistent with market conditions while achieving the investment assumptions.
• Partner with developers and the local jurisdiction and participate in any local meetings and hearings relating to these projects.
• Work cross-functionally with other internal and external teams to inform a regional real estate strategy.
• Build and lead teams of vendors and consultants to evaluate site feasibility.
• Some travel required.
