Job summary

Enterprise Community Partners is seeking a Real Estate Development, Sr. Manager in Bethesda to lead multifamily development from feasibility through close-out.

You will oversee budgets, financing, design, construction, leasing, and approvals, coordinating with internal teams and external partners. The role requires directing three to four developments, managing lenders and investors, and maintaining schedules to meet milestones.

Qualifications

• Bachelor's degree required; MBA/MS or similar preferred.
• 3-5 years of multifamily development experience; including acquisition, financing, design, construction to stabilization.
• Experience with complex financing, LIHTC and affordable housing loan products.
• Knowledge of land use, public financing and development regulations.
• Comfortable with public speaking and community presentations.
• Able to manage deadlines with multiple tasks and objectives.
• Experience negotiating acquisitions and financing commitments.
• Proficiency with Word and Excel; MS Project and PowerPoint preferred.
• Ability to work in a hybrid environment.

Responsibilities

• Analyze potential properties to purchase, including proformas and project documents.
• Coordinate due diligence activities and analyze rental sub-market.
• Prepare debt and equity financing applications for assigned developments.
• Prepare development budgets and pro forma operating budgets and manage budgets.
• Coordinate and present at resident and community meetings.
• Manage entitlement/zoning and permitting processes and related approvals.
• Review and negotiate draft loan and partnership documents; manage closings.
• Coordinate with federal, state and local agencies to meet financing and regulatory requirements.
• Lead development team coordination and schedule reviews with consultants.
• Oversee design and construction phases with architects, engineers, contractors.
• Monitor marketing/lease-up processes to meet goals.
• Ensure on-time completion of close-out process.
• Prepare quarterly updates and Board materials.
• Participate in industry associations as a brand ambassador.
