Job summary

Felner Corporation leads the accounting function for its commercial real estate investment portfolio and HOA/condominium communities. The Controller owns GAAP-compliant financial reporting, serves as the senior technical accounting resource for internal staff, clients, and external advisors; and directs the financial workstream for new property onboardings and new company integrations.

Qualifications

• Bachelor's degree in Accounting, Finance, or a related field.
• Seven or more years of progressive accounting experience, including at least three years supervising an accounting team.
• Demonstrated command of U.S. GAAP and the full-cycle close for multi-entity portfolios.
• Direct experience with real estate, property management, or community association accounting.
• Experience coordinating external audit and tax engagements.
• Proficiency with property management or real estate ERP systems and advanced Excel skills.
• CPA license or active candidacy (preferred).
• Experience with HOA/condominium association accounting, including reserves and CAM reconciliations.
• Experience integrating acquired portfolios or companies and opening balance sheet setup.

Responsibilities

• Financial Reporting & Close: Prepare and review monthly, quarterly, and annual statements for real estate investments and HOA/condominium communities.
• Ensure reporting is accurate, timely, and GAAP-compliant.
• Review complex journal entries, reconciliations, and analyses by Property Accountants.
• Establish and maintain high-quality financial reporting standards.
• Technical accounting & client advisory: serve as the primary financial contact for clients.
• Provide financial insight on performance, budgets, reserves, and strategy.
• Resolve accounting matters and guide internal staff.
• Budgeting, CAM & reserve planning: lead annual budgets, CAM reconciliations, and reserve analyses.
• Tax reporting oversight: coordinate with external tax professionals and internal team.
• Audit oversight: prepare documentation and liaise with external auditors.
• Corporate & client invoicing: oversee invoicing processes and revenue recognition.
• New property integrations: establish opening entries and reconcile historical data.
• New company integrations: establish openings for legacy properties and import data.
• Team leadership & process improvement: supervise and develop Property Accountants; improve controls and processes.
