Job summary

Energy Jobline ZR is seeking a Freelance Senior Quantity Surveyor based in Northampton to support the Project Director in delivering a new build student accommodation. You will ensure effective cost control, procurement strategy, and commercial management across all stages of the project lifecycle.

The role requires a minimum of 5 years' experience as a Quantity Surveyor, with strong knowledge of JCT contract suites and proven expertise in subcontract procurement, cost reporting, and managing

Qualifications

• Minimum of 5 years proven experience as a Quantity Surveyor.
• Strong working knowledge of JCT contract suites.
• Demonstrable experience in procuring subcontract packages.
• Experience working on medium to large-scale projects with knowledge of modular build.
• Track record of managing cost control and reporting processes.

Responsibilities

• Commercial & Cost Management.
• Prepare and manage project budgets, cost plans, and forecasts.
• Undertake cost reporting with clear variance analysis.
• Manage cash flow forecasting and cost value reconciliation (CVR) as required.
• Lead the procurement of subcontract packages from pre-tender to award.
• Prepare tender documentation, pricing schedules, and scopes of work.
• Analyse tenders and make commercial recommendations.
• Negotiate terms with subcontractors and suppliers to achieve best value.
• Ensure packages align with overall procurement strategy and programme.
• Contract Administration (JCT).
• Administer contracts under JCT forms (e.g., Design & Build, Standard Building Contract).
• Manage variations, instructions, and change control procedures.
• Prepare and assess interim valuations and final accounts.
• Handle payment applications, notices, and certifications.
• Support dispute avoidance and resolution in line with contract provisions.
