Full-time permanent Senior Quantity Surveyor position in Plymouth
About the Company
We have a fantastic opportunity for a Senior Quantity Surveyor to join our team at our site in Plymouth. The role involves managing costs related to new build residential developments, focusing on minimizing project costs and enhancing value for money while maintaining standards and quality.
Your Responsibilities
- Maintain records of current build costs and rates; liaise with the Senior Estimator to ensure records are up-to-date.
- Attend specification meetings to confirm site-specific requirements and adhere to build regulations.
- Participate in pre-start site meetings to receive construction drawings and determine build and sales strategies.
- Compile and dispatch tender packages for subcontract trades, receive tenders, and perform evaluations comparing tender levels with estimates.
- Prepare and present CV1 and CV2 tender summaries for approval, coordinating with the Material Buyer and Company Estimator.
- Obtain authorization for subcontract orders exceeding thresholds, place and issue orders following company policies, and attend adjudication meetings.
- Report on contract letting versus estimates, monitor subcontractor performance, and ensure compliance.
- Handle complex sites and attend relevant meetings, ensuring subcontract orders align with project schedules and policies.
- Set up and review PPQA tick sheets with site management to facilitate payments.
- Provide forecast and budget reports, attend monthly cost valuation meetings, and control post-contract cost movements.
- Update site-specific reports, manage invoices and applications for payments, and handle disputes per legal requirements.
- Maintain site reserve lists, issue payment notices in case of disputes, and notify management of legal claims.
- Liaise with the build department for subcontract orders, manage project administration using company systems, and review material valuations.
- Manage and process sales variation requests, categorize order amendments, and settle variation invoices.
- Process groundwork payments, ensure retention collection, and manage release upon project completion.
- Complete and agree on subcontract final accounts within six months of project completion, maintaining relevant documentation.
- Assist in site adoptions, tendering, and maintenance order administration, and complete site closure procedures.
- Support the Commercial Director/Manager in maintaining financial controls, recording subcontract payments, and reporting significant cost issues.
Requirements

- HNC/HND in Surveying or equivalent qualification.
- Proven experience as a PQS/SQS or Commercial Lead in residential house building.
- Understanding of building regulations, construction methods, and materials.
- Strong mathematical, IT, negotiation, and communication skills.
- Ability to work under pressure, with attention to detail and a methodical approach.
