Job summary

Chesapeake Search Partners is seeking a Senior Property Manager to lead the overall management, operations, and financial performance of a premier commercial real estate portfolio in Baltimore. You will guide property management and engineering teams, set standards, and partner with ownership to maximize asset value and tenant satisfaction.

The role requires strong leadership, budgeting expertise, and experience with Class A assets, with a focus on operational excellence and tenant relations

Qualifications

• 8+ years of commercial property management experience, including Class A assets.
• Experience supervising property management and engineering personnel.
• Strong understanding of operations, budgeting, financial reporting, lease administration, and capital planning.
• Proven ability to lead, develop, and motivate teams with a strong customer service culture.
• Excellent communication, organizational, problem-solving and relationship-building skills.
• Ability to manage multiple priorities and resolve complex operational matters independently.
• Advanced proficiency in Microsoft Office; experience with Yardi, MRI, Kardin or similar software preferred.
• Bachelor's degree in Real Estate, Business, Construction Management, or related field preferred.
• RPA, CPM, or other relevant real estate designation preferred.

Responsibilities

• Oversee daily property operations, maintenance, building services, and asset condition with lease compliance.
• Serve as primary contact for ownership and high-profile tenants, addressing needs and retention.
• Develop and manage annual operating budgets, five-year capital plans, and monthly financial reporting.
• Oversee capital improvement projects, building upgrades, and sustainability initiatives.
• Manage vendor relationships, service contracts, RFPs, and third-party contractors for quality and cost-effectiveness.
• Oversee lease administration, including abstracts, landlord obligations, and vacant space readiness.
• Provide leadership to property management and engineering personnel, including hiring and development.
• Establish operational procedures, reporting standards, and best practices across the portfolio.
• Lead tenant relations initiatives, property inspections, and campus programs (security, life safety, parking, sustainability).
• Partner with Asset Management and ownership to evaluate performance and implement value-enhancing strategies.
