Apartment-Management-Consultants is seeking a Senior Property Manager to oversee daily operations across multiple sites, including supervising staff, managing budgets, and achieving financial goals. The role requires travel between sites and leadership of a 400+ unit portfolio in Illinois.

Qualifications

• Minimum 5 years of property management experience.
• Experience leading teams, managing budgets, and achieving organizational goals.
• Experience overseeing multi-site operations or multiple departments/projects.
• Knowledge in Fair Housing.
• Ability to exercise sound judgment.
• Self-motivated with attention to detail.
• Ability to maintain positive relationships with internal and external contacts.

Responsibilities

• Travel between sites to mentor and train other employees.
• Oversee multiple sites of 400+ units.
• Operate the property within financial guidelines.
• Perform daily inspections of the property and coordinate with maintenance team.
• Maintain direct supervision of all staff, including work schedules, delegation of duties, and conflict resolution.
• Interview and hire all property employees.
• Ensure all policies and procedures are upheld and infractions are properly reported.
• Meet leasing objectives with proper sales techniques including first-hand leasing.
• Exercise independent judgment to handle and resolve resident requests or concerns.
• Take responsibility for administrative duties including required reporting.
• Implement, design, and maintain a resident retention program.
• Design/maintain a marketing and advertising concept for property staff to implement.
• Ensure property compliance with OSHA, Fair housing, and safety guidelines.
• Investigate and/or report incidents regarding residents, employees, vendors or others.
