Job summary

5T Management, a Chicago-based property management firm, seeks a Senior Property Manager to lead CHA community portfolios. You will supervise Property Managers, ensure regulatory compliance, control budgets, and maintain high resident services across multiple sites.

You will travel between CHA properties, respond to emergencies after hours, and drive operational excellence while upholding 5TMSP’s standards.

Qualifications

• Minimum five years of property management experience with CHA/public housing experience.
• Bachelor’s degree or equivalent experience.
• RIM Certification or ability to obtain within six months of hire.
• COS certification is required for CHA operations.
• LIHTC certification (SHCM/HCCP/TCS/C3P) for tax-credit properties.
• Current Illinois Leasing License is required.
• Strong knowledge of CHA, HUD, LIHTC, ACOP, Fair Housing, NSPIRE, HOTMA, and CHA regulations.
• Proficiency in Yardi Voyager, PerformYard, and MS Office Suite.
• Valid driver’s license and ability to travel regularly.
• Availability for after-hours and weekend emergencies.

Responsibilities

• Provide direct oversight to Property Managers across CHA communities.
• Hold site teams accountable for occupancy, rent collection, and compliance.
• Use CHA scorecards and data to drive decisions and actions.
• Onboard new properties and staff to 5TMSP operations.
• Ensure multi-site regulatory compliance and file accuracy.
• Coordinate with Compliance on inspections, licenses and training.
• Oversee budgeting, vendor contracts, and resource allocation.
• Lead performance reviews and development plans for staff.
