Job summary

Qualifications

• High school diploma or equivalent.
• 2-4 years of progressive management experience in residential or commercial facilities.
• Experience with PC-based word processing and spreadsheets.
• Demonstrated supervisory potential.
• Able to work weekends.
• Must have and maintain a valid driver’s license in the state of residence.
• Willing to travel for training and meetings.
• Demonstrate ability to communicate effectively verbally and in writing.
• Fluent in Spanish is a plus.

Responsibilities

• Prepare and manage the operating budget to control expenses.
• Supervise the collection of rents and all monies on site and maintain records.
• Ensure move-outs with balance are collected.
• Review availability reports and adjust marketing strategy.
• Develop and monitor marketing to maximize resident retention and attract prospects.
• Conduct marketing surveys and respond to market trends.
• Develop positive resident relations and lease apartments.
• Achieve occupancy goals and inspect the property for improvements.
• Train staff and maintain a positive work environment.
• Complete records and ensure compliance with HUD, IRS and Fair Housing.
• Process applications timely.
• Ensure completion of move-ins/outs/certifications/renewals.
