The SeniorPropertyManager (SPM) is fully accountable for the financial, operational, and physical performance of 10‑15 office‑park, retail, and light‑industrial assets (≈250000sf). Success is measured by occupancy, NOI growth, and tenant/owner satisfaction. The role reports to the Director of PropertyManagement and supports company‑wide growth by executing best‑in‑class operating standards.
CoreResponsibilities
- Full P&L stewardship—prepare annual budgets, manage monthly variance, and present performance packs to owners.
- KPI monitoring—economic/physical occupancy, WALT, delinquency, work‑order SLA, budget variance; course‑correct weekly.
- Value‑creation strategy—propose and execute capital plans to maximise asset value in line with owner objectives.
- Tenant relations—respond to service requests; negotiate renewals and new leases.
- Monthly property inspections—identify risk, maintenance, and enhancement opportunities, documenting in AppFolio.
- Ad‑hoc support—partner with Director of PM on special projects and portfolio initiatives.
Performance Metrics
- Economic & physical occupancy: ≥95% — reviewed monthly
- Delinquency (30+days): ≤5% of A/R — reviewed monthly
- Budget variance (YTD): ±5% — reviewed monthly
Licensing & Experience
- Technical: Advanced Excel; proficiency in AppFolio or similar PMS; budgeting & variance analysis.
- Soft skills: Proactive, coachable, strong negotiation, time‑management, and customer‑service orientation.
