Job summary

Colorado Coalition for the Homeless seeks a Senior Property Manager to provide strategic and operational leadership for one or more affordable housing properties. You will oversee regulatory compliance, financial management, resident relations, and staff supervision, ensuring outcomes align with LIHTC and HUD programs.

You will mentor site staff, collaborate with partners, and drive performance across the portfolio while maintaining a welcoming community environment and high service standards.

Qualifications

• High school diploma or equivalent required.
• Industry designation(s) such as ARM, CAM, SHCM, or HCCP.
• Must have and maintain Colorado driver’s license within 30 days of hire.
• Minimum of 3 years of property management experience, preferably in affordable housing.
• Five years in affordable housing or property management preferred.

Responsibilities

• Provides leadership and oversight to on-site teams, including hiring, onboarding, training, scheduling, coaching, and performance management.
• Oversees day-to-day operations ensuring compliance with regulations (Section 42 LIHTC, HUD Section 8, HOME).
• Guides eligibility determinations, recertifications, audits, and reporting to investors and regulators.
• Leads occupancy and leasing strategy and marketing efforts with internal teams.
• Manages site budgets, rent collection, subsidies, AR, and monthly financial reporting.
• Ensures safe, well-maintained environments with preventive maintenance and vendor oversight.
• Engages with residents, resolves escalated concerns and supports housing stability.
• Fosters a high-performing, inclusive work environment aligned with values and trauma-informed practices.
