Qualifications

• Bachelor's degree in Real Estate, Business, Social Work, or related field.

• Must have LIHTC experience and experience managing portable vouchers and rent-stabilized apartments.
• Ability to read and analyze financial reports, technical procedures, and governmental regulations; ability to write reports and business correspondence.
• Proficient in Microsoft Office Suite (Word, Excel, Outlook).
• Yardi Forecast or Yardi Asset IQ software experience a plus.
• Previous supervisory experience; bilingual English and Spanish required.

Responsibilities

• Conducts regular physical inspections of all properties within the assigned portfolio.
• Ensure properties are market ready, including model apartments, offices, and community spaces.
• Manage unit inspections, move-ins/move-outs, and security dispositions per guidelines.
• Generate preventive maintenance schedules for maintenance staff.
• Secure bids for projects and capital expenditures in consultation with Regional Manager.
• Coordinate 24-hour property coverage for emergencies.
• Handle income recertification, leasing, and re-leasing.
• Ensure compliance with local, state, and federal regulations; uphold Fair Housing guidelines.
• Maintain resident, vendor, and employee relations with high service quality.
• Oversee reporting, including monthly financials and variances; assist in budgeting.
• Process invoices and month-end procedures; maintain payroll records.

Senior Property Manager - Affordable Housing

With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property life cycle, including development, construction, property management, maintenance, and security.

The Senior Property Manager is responsible for the total operation of the assigned portfolio, consisting of 409 affordable housing units across 14 buildings in the Bronx, including ensuring that the properties operate efficiently and cost-effectively while adhering to all regulatory requirements (local, State, and Federal) in all facets of property management, tenancy, and operations. The portfolio includes Low-Income Housing Tax Credit (LIHTC), portable voucher, and rent-stabilized apartments.

Essential function/Responsibilities: duties include but are not limited to the following

• Conducts regular physical inspections of all properties within the assigned portfolio.
• Responsible for ensuring the model apartments, office, community spaces, and vacant ready apartments are "market ready." Must be aware of the "curb appeal" of the properties.
• Responsible for all unit inspections, including unit move-ins and move-outs. Prepares security dispositions, including damages, per the Central AR/AP guidelines.
• Responsible for generating the preventive maintenance schedule for the maintenance staff.
• Responsible for securing bids for different projects, including capital expenditures required for the properties, in accordance with the budget and in consultation with the Regional Manager.
• Ensures the scheduling of 24-hour property coverage for maintenance emergencies.
• Responsible for income recertification, leasing, and re-leasing property.
• Knowledgeable in and compliant with all local, State, and Federal property regulations, including landlord/tenant regulations.
• Consistently provides residents, vendors, and employees with the highest quality of service and support.
• Exhibits a complete knowledge of the communities and operates the properties within Fair Housing guidelines.
• Knowledge of lease terms, specifications, and all community policies.
• Responsible for ensuring all employees respond to resident requests or complaints promptly and efficiently.
• Processes delinquent rents and other non-compliant lease violations in accordance with company policy. Processes evictions in accordance with Federal, State, and local laws.
• Responsible for proper preservation of all resident and property files.
• Reports any unusual circumstances regarding residents, property, or personnel to the Regional Manager. Responsible for reporting any property loss or liability-related incidents and work-related injuries to the Regional Manager or appropriate claims personnel at the Company.
• Responsible for all required reporting, including monthly financial reporting and variance explanations.
• Reviews expenses and assists in the preparation of annual budgets.
• Processes all invoices weekly, per the Central AR/AP policies and procedures.
• Ensures all required month-end procedures are completed by the due date.
• Maintains and submits accurate payroll records.
• Responsible for the thorough knowledge, execution, and enforcement of all policies and procedures of Paths and its affiliated companies. Through consistent supervision and review, ensures all department personnel operate within those regulations.
• Responsible for job training, employee disciplinary notices, and general supervision.
• Conducts performance evaluations for on-site employees in consultation with the Regional Manager.
• Responsible for ensuring all department employees operate within company and governmental safety policies.
• Maintains required safety records and conducts semi-annual and monthly safety meetings with site staff.

Requirements:

• Bachelor's degree in Real Estate, Business, Social Work, or a related field.
• Minimum 2-3 years of property management experience.
• Must have LIHTC experience and experience managing portable vouchers and rent-stabilized apartments.
• Demonstrated ability to read and analyze financial reports, technical procedures, and governmental regulations.Ability to write reports and business correspondence.
• Excellent computer skills and proficiency in Microsoft Office Suite -Word, Excel, and Outlook.

• Previous supervisory experience.

Salary Range: $85,000-$92,700 per year
