Job Summary

The Senior Property Manager is responsible for direct operation and management, including planning, organizing, and controlling administration, operations, and fiscal management of the assigned property(ies). This role oversees operations and maintenance, life safety, property appearance, human resource administration, lease administration, accounting and finance, security, parking, customer relations, contractual services, and property performance. Specific duties may vary by property.

This position is located in Tampa, FL. This position is on-site. This is not a remote or hybrid position.

Responsibilities
  1. Develops and maintains positive customer relations by creating and sustaining goodwill between landlord and tenants, providing responsive quality services.
  2. Assists marketing and leasing personnel as needed.
  3. Maintains ongoing communication with the Accounting, Development, and Marketing/Leasing Departments.
  4. Ensures compliance with portfolio operating procedures.
  5. Builds relationships with local associations serving the property.
  6. Conducts development and performance reviews of direct reports.
  7. Serves as team leader and fosters positive development for direct reports.
  8. Thoroughly understands and manages aspects of property management including customer relations, contract services, lease administration, leasing strategies, remodels, engineering, preventive maintenance, energy management, accounting, security, emergency procedures, policy administration, insurance, parking operations, and grounds maintenance.
  9. Performs other responsibilities as needed, not all-inclusive.
Minimum Requirements
  • At least 7 years of experience overseeing property management of a portfolio of at least 750,000 sq ft of commercial office space.
  • High school diploma and valid driver’s license required.
  • Associate or Bachelor's degree preferred.
  • Excellent communication skills, detail-oriented, organized, and capable of managing multiple projects.
  • Ability to analyze financial reports, conduct cost-benefit analyses, forecast budgets, and manage budgets exceeding $12 million.
  • Experience with customer build-out/construction management preferred.
  • Proficiency in Microsoft Office suite required.
  • Professional designation from BOMA or IREM preferred.
  • Strong written and verbal communication skills, with good grammatical use of English.
  • Ability to identify problems, collect data, establish facts, and draw conclusions.
  • Customer service orientation, responsiveness, integrity, and effective communication skills.
