An established commercial real estate organization is looking for an experienced Senior Commercial Property Manager to oversee a portfolio of retail assets. This is a hands-on position for someone who understands the operational, financial, and tenant-facing sides of commercial property management and can also provide leadership to other members of the property management team.
What You’ll Be Doing
- Manage the ongoing operations of a portfolio of commercial retail properties, with a strong emphasis on single-tenant and net lease assets.
- Serve as a senior resource for tenant concerns, vendor issues, property operations, lease questions, and more complex portfolio matters.
- Build strong relationships with tenants while ensuring lease requirements and property standards are consistently maintained.
- Interpret NN and NNN leases to determine responsibility for operating expenses, repairs, insurance, real estate taxes, CAM, and other property-related obligations.
- Review property performance, operating expenses, budgets, and financial results while identifying and explaining significant variances.
- Oversee CAM reconciliations, tenant billings, recoveries, taxes, and insurance-related charges.
- Manage third-party vendors, including soliciting proposals, negotiating pricing and scope, monitoring performance, and resolving service issues.
- Coordinate property repairs, maintenance initiatives, and capital improvements.
- Develop scopes and budgets for larger projects involving items such as roofing, paving, and other major property improvements.
- Partner with internal accounting, finance, legal, asset management, and transaction-related teams on portfolio needs.
- Identify recurring operational problems, potential cost savings, and opportunities to improve processes across the portfolio.
- Help establish stronger property management procedures, controls, reporting practices, and service standards.
- Participate in the implementation and improvement of property management technology and related workflows.
- Provide leadership, training, and support to other members of the property management team.
- Present key portfolio updates, risks, financial considerations, and recommended actions to leadership.
What We’re Looking For
- 5+ years of relevant commercial property management experience or a bachelor’s degree with comparable professional experience.
- Strong working knowledge of NN/NNN leases.
- Experience with CAM reconciliations, operating expense recoveries, tenant billing, lease administration, and property financials.
- Demonstrated experience managing vendors and coordinating capital improvement projects.
- Strong ability to read and interpret leases and other property-related agreements.
- Experience reviewing budgets, financial statements, expenses, and variance reporting.
- Solid Excel and Microsoft Office skills.
- Accounting or finance exposure is a plus.
- Previous leadership experience is strongly preferred, whether through direct supervision, mentoring, project leadership, or serving as a senior escalation resource.
- Strong communication and problem-solving skills with the ability to work effectively with tenants, vendors, and internal stakeholders.
