Job description

Whole Foods Market is seeing a highly motivated Property Manager. The candidate will be a critical member of the Worldwide Retail Growth and Development (WWRGD) team and will support a portfolio of leased or owned retail, industrial, and office locations within North America. Through the implementation of industry best practices, the candidate will be responsible for management of a diverse real estate portfolio, with an emphasis on researching and responding to property management issues, building maintenance obligations, monitoring co-tenancy requirements, and tracking use violations of lease restrictions. The candidate will work closely with Operations and Store Development partners to track, monitor, and enforce lease obligations, while maintaining good landlord relationships. The candidate will combine real estate industry and excellent problem-solving skills to interact with diverse stakeholder groups, both internal and external.

Primary Areas of Responsibility:
  1. Interpret lease language and provide analysis to partner teams to ensure lease compliance.
  2. Provide consulting support services for Store Operations team on how to handle and address landlord repair and maintenance issues, and on how to improve communication concerns with landlords.
  3. Maintain a win-win relationship with landlords by communicating openly and transparently, working to resolve issues as quickly as possible and negotiating tenant alteration approvals.
  4. Facilitate communication and awareness to Operations, Leadership, and Store Development teams on property management services and support opportunities.
  5. Partners with Lease Administration team to ensure alignment with lease compliance.
  6. Partner with Legal on landlord escalations or amendments.
  7. Intake and track property management requests, and monitor SLAs to ensure customer service standards are met.
  8. Reports to leadership with regular updates on requests, issues, utilization and effectiveness.
  9. Develops clear documentation of program details.
  10. Other duties as required.
Requirements:
  1. Bachelor's degree in business, management, real estate, or related field.
  2. 5+ years of property management experience with a retailer, landlord, or commercial real estate company.
  3. Familiarity with retail, industrial and office leases.
  4. Proven track record to analyze and interpret complex leases and educate stakeholders of lease compliance responsibilities.
  5. Experience negotiating with landlords to enforce lease compliance.
  6. Ability to work in a high-stress, fast-paced environment that includes management of high-volume electronic communication and email.
  7. Experience utilizing commercial real estate lease software such as Tango.
  8. Experience with the Microsoft Office Suite.
  9. Ability to read and interpret site plan exhibits and building plans.
  10. Familiarity and understanding of base building systems.
  11. Ability to identify new or improve existing business processes.
  12. Effective and clear communication skills, both written and verbal, with the ability to interface with individuals at all levels of an organization.
  13. Demonstrable experience that reflects building trust among customers, colleagues, and service partners.
