Job summary

WinnCompanies is seeking a Maintenance Supervisor III for Providence Court, a 420-unit community in Charlotte, NC. You will oversee daily maintenance operations, supervise staff, and ensure property upkeep aligns with ownership goals.

You will manage schedules, safety, and preventive maintenance while coordinating with vendors and responding to emergencies to keep units in top condition.

Qualifications

• High school diploma or GED required.
• Excellent customer service and communication skills.
• Outstanding supervisory and leadership abilities.
• Ability to manage diverse groups and personalities.
• On-call availability for urgent needs.

Responsibilities

• Lead and manage a maintenance staff at the property on a day-to-day basis.
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Prepare work schedules for maintenance staff and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third-party property inspections to resolve maintenance repairs.
• Maintain working knowledge of maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on-call activity during off-hours and emergencies.
• Complete hands-on maintenance activity.
