Job summary

WinnCompanies is seeking a Maintenance Supervisor III for Halstead Milford Green, a 304-unit community in Milford, MA. You will oversee maintenance operations, supervise staff, perform hands-on work, and ensure property condition aligns with ownership objectives.

Responsibilities include preventive maintenance, inspections, vendor coordination, budget and capital projects, on-call after hours, and leading a team to deliver high-quality service while maintaining safety and compliance.

Qualifications

• High school diploma or GED equivalent.
• 5-8 years of apartment, property, facilities, or building maintenance experience.
• 3-5 years of supervisory or leadership experience.
• Certified Apartment Maintenance Technician (CAMT) certification.
• Experience with computer systems, particularly Microsoft Office.

Responsibilities

• Lead and supervise maintenance team members, ensuring high-quality work, productivity, and adherence to operating standards.
• Assist with hiring, training, developing, and holding maintenance staff accountable and participate in weekly staff meetings.
• Prepare maintenance staff and vendor schedules to ensure timely completion of service requests and maintenance activities.
• Manage preventive maintenance programs, building and unit inspections, and curb appeal to maintain property standards.
• Review third‑party property inspections, coordinate required maintenance repairs, and perform hands‑on maintenance activities as needed.
• Maintain working knowledge of maintenance programs and capital improvement projects, and solicit contractor bids with appropriate approvals.
• Participate in on‑call activity and respond to after‑hours maintenance emergencies as needed.
