American Campus Communities is seeking a Senior Service Manager to oversee facilities maintenance teams across multiple properties, ensuring high maintenance standards and strong resident experiences at University Village - Tallahassee, FL.

You will lead service, groundskeeping, and housekeeping operations, manage budgets, and collaborate with the Director of Property Management and regional teams to drive property performance.

Qualifications

• HVAC certification preferred.
• 3-5 years' proven mid to high-level tech experience in residential facilities maintenance.
• Strong organizational, communication, and leadership skills.
• Ability to manage multiple properties and prioritize tasks effectively.
• Management experience preferred.

Responsibilities

• Manage and supervise facilities maintenance teams across multiple properties to enhance the resident experience, including management of work orders, preventative maintenance, and vendor coordination.
• Recruit, hire, train, and develop team members, cross-training for operational flexibility, and create a positive workplace.
• Conduct performance evaluations of direct reports and discuss performance with team members.
• Collaborate on compensation adjustments for direct reports with HR.
• Oversee work order processes, on-call rotation, and vendor coordination.
• Oversee property turnover and contract management with vendors for efficient execution; recap for the upcoming year.
• Own preventative maintenance plans and schedule tasks for completion.
• Ensure planning and response for inclement weather across properties.
• Develop and supervise an inspection program for public areas and resident apartments to uphold maintenance standards.
• Ensure safe operation, compliance, training for facilities equipment, and OSHA adherence.
• Manage budgets, invoice processing, and identify opportunities for capital expenditure with leadership.
