Job summary

Heatherwood is seeking a Maintenance Manager to lead on-site maintenance operations at our New York properties. You will drive safety, quality, and timely service for residents, manage budgets, and oversee technicians and external vendors.

Ideal candidates have 5+ years in a supervisory maintenance role, strong leadership, and experience with HVAC, plumbing, electrical, and building systems. This role requires a proactive, detail-oriented manager capable of coordinating with the Community

Qualifications

• 5+ years in a supervisory role in multifamily residential, commercial or hotel maintenance, or similar field experience.
• Proven track record of managing maintenance associates.
• Experience managing 3rd party porter, concierge, and doorman services.
• Operate with professionalism and integrity.
• Customer-first approach to providing world class maintenance and service.
• Ability to work with the Community Manager to drive effective day-to-day operations.
• Strong time management and ability to communicate timelines to field teams.
• Ability to manage multiple projects daily and communicate obstacles and resolutions.

Responsibilities

• Apply a “Safety First” approach to everyday tasks.
• Maintain the property’s interior and exterior standards.
• Communicate openly and consistently with the team and management.
• Support NYC Local Law Compliance through strong understanding of requirements and vendor collaboration.
• Oversee high-rise mechanical systems including fire and life safety, BMS, boilers, pumps, cooling towers, and elevators.
• Train and develop maintenance technicians on technical and administrative skills.
• Manage day-to-day maintenance expenses including billing, purchasing, capex invoicing, and unbudgeted costs.
• Ensure Heatherwood’s standards and core values are consistently met.
• Coordinate on-call coverage with other Heatherwood properties.
