Job summary

Keener Group seeks a Lead Maintenance Technician for the Montelago community in Houston, TX. This role reports to the Property Manager and requires hands-on supervision to ensure a safe, well-maintained living environment for residents.

You will manage preventive maintenance, safety compliance, budgeting with the Community Manager, and high standards of resident service while coordinating with vendors and ensuring timely responses to service requests.

Qualifications

• Must attain a minimum of 70% or greater on the Regional Maintenance Qualification Test.
• Position requires at least 3 years’ experience in property maintenance or equivalent field. EPA certification and Certified Pool Operator (CPO) license are required.
• High school diploma or equivalent is required.
• Certified Apartment Maintenance Technician (CAMT) certification is preferred.
• Working knowledge of electrical systems, appliances, plumbing, carpentry, pool systems, drywall repair, painting, and HVAC.
• Ability to operate small hand tools and power tools.

Responsibilities

• Performs maintenance tasks personally or delegates to maintenance staff. Oversees and inspects work performed by the maintenance team.
• Institutes and manages prioritization/handling of resident service requests and preventative maintenance.
• Schedules maintenance staff to be available for emergencies 24/7.
• Maintains records in the property management software—service requests, expenditures, make-ready status, inventory.
• Coordinates pool maintenance and compliance with safety standards.
• Reports major repairs to Community Manager and adheres to budget guidelines.
