Qualifications

• HVAC, plumbing, minor electrical, drywall and appliance repair knowledge.
• Familiarity with Uniform Physical Conditions Standards or Housing Quality Standards.
• Ability to read and understand operating instructions and manuals for tools, equipment and chemicals.
• Ability to read, write and understand English.
• Basic computer skills including email, electronic time‑keeping and mobile software applications.
• Ability to work independently and concurrently to perform multiple compliance projects.
• Ability to produce work which consistently meets quality, thoroughness and effectiveness.
• Ability to speak calmly and respectfully to residents.
• Respond positively to supervisory direction and feedback.

Responsibilities

• Inspect property to determine units or systems requiring maintenance or repair and report work needed.
• Assist Property Manager with move‑out inspections.
• Manage completion of all make‑ready assignments timely and professional, ensuring zero-defect results and regulatory compliance.
• Confer with On‑Site Manager for projects requiring outside contractor services.
• Maintain a six‑week inventory of replacement and repair parts.
• Manage on‑site tool inventory and keep tools in good condition.
• Keep shop and storage area clean, safe and organized.
• Complete resident‑requested service orders timely and prioritize requests.
• Maintain property curb appeal and upkeep.
• Participate in the preventative maintenance program.
• Follow OSHA and company safety standards.
• Remove bulk trash items from property.
• Assist in training and daily direction of maintenance/porters.
• Attend staff meetings and company training.
• Assist in planning resident events with PM and Resident Services Manager.
• Be available for after‑hours emergencies as directed.
• Perform other duties as assigned.
