Job summary

BE&K Building Group in Raleigh, NC seeks a Senior Project Manager to oversee all project administration, contracts, risk management, and team progress against the plan. You will manage budgets, forecasts, change orders, and ensure timely close-out with strong vendor and owner coordination.

This role requires 10+ years in commercial construction project management, a degree in CM or engineering, and proven leadership.

Qualifications

• Bachelor's degree in Construction Management or Engineering (preferred but not required).
• 10+ years commercial construction project management experience.
• Excellent business judgment demonstrated by profitability objectives and strong client/subcontractor relationships.
• Excellent organizational skills and attention to detail evidenced by a strong command of contract and legal provisions.
• Strong sense of urgency and initiative; able to study and react to complex issues.
• Excellent problem-solving skills and the ability to decisively take action.
• Team leader with diplomatic and communication skills to handle conflicts effectively.

Responsibilities

• Budget updates: forecast Cost-to-Complete, track field directives costs, analyze line-item exposures, follow forecasting calendar, teach budget SOPs.
• Change Order Management: track PCOs, provide Owner with status reports, produce monthly OCO, recover legitimate GC costs, track contract allowances.
• Project Close Out: establish close-out plan, organize work completion, train staff on close-out process.
• Owner/Sub Requisition Process: obtain Owner pay requisitions by the 1st of each month, prepare Schedule of Values, collect payments within 30 days.
• Cash Management: manage cash flow, produce Schedule of Values to support cash position, review initial SOVs to prevent overpayment.
• Meeting Management: establish a meeting regimen for the project team, conduct focused meetings.
• Contract Logs: maintain project logs (cash, change, noncompliance, procurement, submittals, RFI's, safety, schedule, etc.).
• Subcontractor Relationships: build firm but fair relations, address non-performing subs to protect schedule.
• Schedule Management: lead with Superintendent to create robust baseline schedule, monitor events and changes for delays, provide monthly updates.
• Risk Management: complete buy-out, notify Owner/Subcontractors, take action for non-performing subs, teach risk regimens.
• Owner Relationship: inform Owner, secure recommendations.
• Quality Management: participate in Quality Management Program, use mock-ups and inspections to define quality.
• Team Leadership: foster teamwork, manage conflicts, train staff, set expectations.
• Mentoring/Training: oversee staff development.
