Job summary

Kirlin Way Mechanical is seeking a Senior Project Manager to lead commercial HVAC and plumbing projects in Raleigh. You will oversee day-to-day operations, coordinate with estimators, operations, drafting, and field teams, and ensure on-time, on-budget delivery.

Ideal candidates have 7+ years of project management experience in commercial HVAC/mechanical construction, and a BS in Construction Management, Mechanical Engineering, or Architecture.

Qualifications

• 7+ years of experience in project management.
• Commercial HVAC mechanical experience required.
• Construction background required.
• Experience coordinating multiple stakeholders and meetings.

Responsibilities

• Oversee all day-to-day operations for project(s) assigned.
• Attend turnover meetings between Estimating and Operations.
• Schedule and conduct kick-off meetings with field and shop management.
• Meet with drafting, project engineers, fabrication shop, and subcontractors to track schedules.
• Draft Change Proposals and log on the CP log; monitor status weekly.
• Complete submittal process for projects assigned.
• Provide monthly billings and pay applications; ensure timely collections.
• Monitor job site progress with the field superintendent.
• Monitor all schedules with field superintendent and project scheduler.
• Monitor shop progress for production and billing.
• Monitor safety for the field with the Field Superintendent and Safety Director.
• Conduct regularly scheduled project manager meetings and site walks.
• Attend Bi-monthly Job Cost Meetings and Project Review Meetings.
• Coordinate with VP/Operations and field supervision to align information.
• Work with Purchasing to verify vendor orders.
• Ensure timely material/equipment releases and log updates.
• Collaborate with BIM to meet drafting schedules and flag red flags.
• Approve Subcontractor and Vendor invoices weekly.
• Generate/Monitor RFIs and keep the RFI log updated weekly.
• Support QA/QC on site and complete close-out documents.
