Job summary

Jobtailor is seeking a seasoned Project Manager to oversee commercial HVAC and plumbing projects in the Chapel Hill area. You will manage costs, schedules, safety, and quality across multiple projects, coordinating with subcontractors and vendors while maintaining client relationships.

The role requires a 4-year degree in construction management or related field and 10+ years of PM experience with mechanical subcontractors. Travel 0-5% may be required.

Qualifications

  • 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing.
  • Minimum 10+ years of verifiable Project Management experience with a mechanical subcontractor in commercial HVAC and Plumbing.
  • Excellent verbal and written communication skills.
  • Detail-oriented and able to manage multiple ongoing projects in a fast-paced environment.

Responsibilities

  • Oversee Service Project Managers and all aspects of commercial HVAC and plumbing projects.
  • Manage project costs, field labor, subcontractors/vendors, quality, safety, schedule, and customer expectations.
  • Champion project safety through safety meetings, incident investigations, and employee involvement.
  • Execute projects through the full project life cycle.
  • Lead planning and coordination across all trades to meet code and project requirements.
  • Ensure compliance with state, local, and federal legal requirements and corporate standards.
  • Conduct and document operational project meetings.
  • Negotiate and prepare vendor and subcontractor purchase orders and evaluate submittals.
  • Set up projects and job-costing systems with labor, material, subcontract, and other cost codes.
  • Conduct monthly reports and cost reviews; identify deviations and keep project leadership informed.
  • Drive cash flow through scheduling, billing, collections, and subcontractor cash management.
  • Coordinate lien waivers, state notifications, and tax documentation.
  • Coordinate quality assurance of project detail drawings.
  • Estimate change orders and submit them for approval.
  • Attend jobsite meetings, schedule deliveries, document site activities, review labor reports, requisition tools/equipment and materials, track RFIs, assist with permitting and inspections, approve invoices, and prepare status reports and billings.
  • Build and maintain customer relationships with general contractors, subcontractors, vendors, and owners.
  • Monitor risk management documentation, contracts, insurance certificates, bonds, and notices to proceed.
  • Develop field personnel, including workers, foremen, and superintendents.
  • Verify quality, accuracy, delivery, and installation of fabrication and equipment.
  • Finalise O&M and start-up manuals; coordinate start-up and commissioning.
  • Obtain final inspection certification, complete punch lists, and prepare as-built drawings.
  • Prepare customer warranty letters and conduct owner orientation.
  • Collect payments and retainage; close project financials and archive documentation.

Requirements
  • 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing
  • Minimum 10+ year's verifiable Project Management experience working for a mechanical subcontractor in commercial HVAC and Plumbing
  • Verifiable experience working on various projects at a time, including university buildings
  • Effective verbal and written communication skills
  • Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment
  • Versed in the industry and the Company's competitors
  • Ability to multitask and perform duties outside the scope of work when necessary
  • Willingness to travel 0-5% of the time to job sites/office locations
  • Ability to climb stairs
  • Ability to remain stationary, often standing or sitting for prolonged periods
  • Ability to perform repetitive motions involving wrists, hands, and/or fingers
