Job summary

Jobtailor in Columbia, SC seeks an experienced Construction Project Manager to oversee service project managers and drive projects through full life cycles. You will champion safety, manage budgets, schedules, and vendor relations, and ensure compliance with codes and corporate standards while meeting financial targets.

The role requires leadership across trades, strong communication, and ability to multitask on multiple university and commercial HVAC/plumbing projects.

Qualifications

  • 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing
  • Minimum 10+ year's verifiable Project Management experience working for a mechanical subcontractor in commercial HVAC and Plumbing
  • Verifiable experience working on various projects at a time, including university buildings
  • Effective verbal and written communication skills
  • Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment
  • Versed in the industry and the Company's competitors
  • Ability to multitask and perform duties outside the scope of work when necessary
  • Ability to travel 0-5% of the time to job sites/office locations

Responsibilities

  • Manage Service Project Managers
  • Champion project safety and maintain a safe and secure work environment through safety meetings, incident investigations, and employee involvement
  • Execute projects through the full project life cycle
  • Lead planning across all trades to ensure code and project compliance, quality, budget, and schedule performance
  • Ensure compliance with state, local, and federal legal requirements and corporate standards
  • Conduct and document operational project meetings
  • Negotiate and prepare vendor and subcontractor purchase orders and evaluate submittals
  • Set up projects and job costing systems
  • Conduct monthly reports and cost reviews and communicate deviations from plan or schedule
  • Meet financial budgets and labor productivity goals
  • Drive cash flow through scheduling, billing, collections, and subcontractor cash management
  • Coordinate lien waivers, state notifications, and tax documentation
  • Coordinate quality assurance for project detail drawings
  • Estimate change orders and submit them for approval
  • Attend jobsite meetings, schedule deliveries, document project sites, review labor reports, requisition tools and materials, coordinate progress, manage RFIs, assist with permits and inspections, approve invoices, and prepare status reports and billings
  • Build and maintain customer relations with general contractors, subcontractors, vendors, and owners
  • Monitor risk management, contracts, certificates of insurance, bonds, and notices to proceed
  • Develop field personnel, including workers, foremen, and superintendents
  • Verify the quality, accuracy, delivery, and installation of fabrication and equipment
  • Finalize O&M and start-up manuals and coordinate start-up and commissioning
  • Obtain final inspection certification
  • Complete punch lists and prepare as-built drawings
  • Prepare customer warranty letters and conduct owner orientations
  • Collect payments and retainage, close project financials, and archive documentation
