Job summary

Navigate Search is seeking an experienced Project Manager for its Midwest team to lead commercial construction projects from preconstruction through closeout in the Crystal Lake, IL area.

You will own budgets, schedules, contracts, and quality, coordinating with owners, architects, subcontractors, and vendors while maintaining strong client relationships and delivering projects safely on time and within budget.

Qualifications

• 8+ years of commercial construction experience.
• Experience managing projects as Project Manager or Senior Project Manager.
• Strong understanding of construction means, methods, sequencing, and project controls.
• Experience with ground-up construction, renovations, or tenant improvements.
• Ability to manage multiple projects and deadlines.
• Strong financial and contract management skills.
• Excellent communication and leadership abilities.
• Comfortable working with owners, clients, architects, subcontractors, and field personnel.
• Proficiency with construction management software and Microsoft Office.

Responsibilities

• Manage commercial construction projects from preconstruction through final closeout.
• Take ownership of project budget, schedule, contracts, quality, and overall execution.
• Review plans, specifications, scopes, and contract documents for accuracy and completeness.
• Develop and maintain project schedules and budgets.
• Coordinate with owners, architects, engineers, consultants, subcontractors, and vendors.
• Lead project meetings and maintain clear communication with all project stakeholders.
• Manage subcontractor buyout, scopes of work, change orders, RFIs, submittals, and pay applications.
• Monitor project costs and identify potential budget or schedule issues before they become problems.
• Partner closely with the Superintendent to ensure projects remain on schedule and meet quality expectations.
• Review and negotiate subcontractor proposals and change orders.
• Maintain accurate project documentation and records.
• Assist with preconstruction, estimating, value engineering, and constructability reviews when needed.
• Maintain strong client relationships throughout the project lifecycle.
