Job summary

RIMEPRO INC is seeking an experienced Project Manager to oversee Class A commercial office tenant improvement projects from preconstruction through closeout. The role requires coordinating design, MEP, procurement, and scheduling while maintaining budget and client communications.

Qualifications

• 5+ years of PM experience in commercial office TI/interior construction.
• Proven experience managing Class A office projects.
• High-rise commercial office TI experience preferred.
• Experience managing projects from preconstruction through closeout.
• Strong ability to read and interpret architectural and engineered plans and specifications.
• Experience managing project budgets, schedules, contracts, subcontracts, change orders, and financial reporting.
• Familiarity with AIA documents and commercial construction contract requirements.
• Strong negotiation, communication, organizational, and leadership skills.
• Proficiency with Microsoft Project and construction management software.

Responsibilities

• Manage Class A commercial office tenant improvement projects from preconstruction through completion and closeout.
• Develop and maintain project budgets, schedules, bids, and financial controls.
• Lead preconstruction efforts including budgeting, scope review, constructability, value engineering, and procurement planning.
• Review architectural and engineering drawings, specifications, finish schedules, and project requirements.
• Coordinate closely with architects, designers, clients, consultants, subcontractors, and internal project teams.
• Develop and maintain detailed project schedules in coordination with the Project Superintendent.
• Manage project costs, purchase orders, subcontracts, change estimates, change orders, and financial reporting.
• Prepare, negotiate, and administer client contracts and subcontract agreements.
• Manage RFIs, submittals, mock-ups, material approvals, long-lead items, and other project documentation.
• Coordinate architectural finishes and MEP trades throughout the project.
• Conduct and coordinate regular client, design, and project meetings.
• Maintain strong client relationships and provide consistent communication throughout the project.
• Respond to client RFPs and develop accurate, competitive, and timely budgets and proposals.
• Monitor project quality, schedule, budget, and contractual obligations.
• Ensure required notices, lien documentation, releases, preliminary information, and other project requirements are properly handled.
• Identify potential project issues and develop solutions before they impact schedule, budget, or client satisfaction.
• Work closely with Superintendents to ensure projects are executed safely, efficiently, and according to plan.
• Lead and develop Project Engineers, Assistant Project Managers, and other project support staff
• Ensure projects are completed on schedule, within budget, and to the highest quality standards.
