We are seeking a highly experienced and dynamic Senior Project Manager to lead complex commercial construction projects with a minimum of ten years of industry expertise.
In this pivotal role, you will oversee the planning, execution, and delivery of various types of commercial projects, ensuring they meet quality standards, budget and schedule requirements, and regulatory compliance. You will also manage and oversee other project management teams.
Your leadership will drive project success through strategic coordination, effective team management, and meticulous schedule and cost control. This position offers an exciting opportunity to manage commercial projects within a fast-paced environment specializing in the pharmaceutical industry, leveraging your extensive construction background to deliver exceptional results.

Primary Responsibilities
  • Lead the full lifecycle of commercial construction projects from initial planning through closeout, ensuring adherence to scope, schedule, and budget.
  • Oversee, guide, mentor, and train other project management/project administration staff.
  • Manage multiple projects simultaneously and maintain a thorough understanding of project status.
  • Review project plans to ensure accuracy and feasibility.
  • Review and understand all contract documents.
  • Collaborate with architects, engineers, and subcontractors to ensure project specifications are met.
  • Supervise project teams on-site and in-office; assign tasks, monitor performance, and foster a collaborative team environment.
  • Possess a thorough understanding of building construction, mechanical systems, and building codes.
  • Develop scopes of work directly and independently from plans and specifications.
  • Evaluate bids.
  • Prepare, review, and negotiate contract changes.
  • Write and issue subcontracts and change orders, with heavy emphasis on scope development and legal contract language.
  • Develop, manage, track, and report on job budgets.
  • Track and report labor and cost trends to ownership.
  • Manage subcontractor buyout, submittals, RFIs, schedules, and change orders.
  • Manage, oversee, and prepare prime invoices, monthly accruals, and subcontractor invoices.
  • Maintain accurate project information, including time reports, task lists, budgets, progress reports, cost coding, and change orders.
  • Develop detailed project schedules using Primavera P6. Update schedules regularly, ensure projects remain on track, communicate critical information, and mitigate delays.
  • Propose recovery scenarios when necessary and prepare extended-cost analyses when required by extended schedules.
  • Report project progress and critical issues to ownership and management regularly.
  • Formulate and maintain accurate job cost projections (WIP) and client forecasting.
  • Manage procedures for productivity, quality, environmental, safety, and SWPPP compliance.
  • Conduct weekly internal meetings with Project Engineers, Superintendents, and other team members to establish accountability and ensure maximum production.
  • Conduct regular site visits to ensure compliance with safety regulations and quality standards.
  • Present and communicate work progress directly to the client on behalf of the production team.
  • Communicate effectively and maintain strong relationships with clients, architects, subcontractors, superintendents, and other key stakeholders.
  • Resolve issues or conflicts that arise during construction with minimal negative impact.
  • Tactfully manage project issues, change orders, and related matters.
  • Effectively utilize project management software and other platforms for documentation, reporting, project tracking, and archiving.
  • Evaluate team member performance and implement positive improvements.
  • Mentor and guide other employees on the team.
  • Ensure projects ultimately meet or exceed original profit baselines.
Qualifications
  • Extensive, verifiable experience in commercial construction management and team leadership, with a proven track record managing multi-residential, hospitality, pharmaceutical, and/or commercial projects and operations teams.
  • Minimum of 10 years of relevant experience.
  • Proven experience with design-assist and design-build projects.
  • References required.
  • Bachelor's degree in Project Management or PMP Certification preferred.
  • Proficiency in Primavera P6.
  • Proficiency in Microsoft Word, Excel, Outlook, Bluebeam, and construction management software.
  • Strong skills in strategic planning, logistics, scheduling, estimating, and cost control.
  • Working knowledge of construction means and methods, construction codes, and OSHA.
  • Strong motivation for client satisfaction and project success.
  • Exceptional organizational skills.
  • Highly accurate work product.
  • Strong negotiation skills.
  • Demonstrated ability to successfully lead construction teams.
  • Understanding of general accounting principles.
  • Excellent listening and communication skills, both verbal and written.

  • Candidate should expect training on company-specific software and SOPs, but not on skills inherent to prior Project Management experience.
