Job summary

Alliance Residential in Seattle, WA seeks a seasoned Project Manager for multifamily construction projects. You will review contracts, inspect sites, and coordinate with Development, Architects, and executives to optimize design and budget.

You will lead a team, manage schedules, ensure quality, and maintain cost controls while collaborating across departments to meet deadlines and client needs.

Qualifications

  • Bachelor’s degree in construction management, business, or related field preferred.
  • Five+ years of multifamily construction project management experience preferred.
  • Strong interpersonal skills with Associates and cross-functional teams.
  • Ability to work independently with minimal supervision.
  • Lead and manage a team of Associates.
  • Excellent data entry, communication, and organizational skills.
  • Proficient in Word, Excel, Outlook, Project, Adobe and PM/construction software.

Responsibilities

  • Review contracts and general conditions for assigned projects.
  • Inspect construction site progress regularly.
  • Coordinate with development to design site cost-effectively.
  • Coordinate with architect and professionals on preliminary and working drawings.
  • Initiate and maintain all required project schedules.
  • Administer Alliance's Quality Plan per guidelines.
  • Ensure contract requirements and procedures are met on site.
  • Examine construction documents for details, deficiencies, code violations, and constructability.
  • Create a Monthly Internal Progress Report (IPR) with schedules and completion targets.
  • Maintain relations with Development Team, Architects, and Construction Executives.
  • Accountability for project cost control and on-site staffing/hiring.
  • Provide notices for subcontractor performance issues.
  • Coordinate estimating, purchasing, engineering, accounting, and construction functions.
  • Attend Staff, OAC, Subcontractor, safety meetings and other related meetings.
  • Verify subcontract/purchase orders and insurance compliance before mobilization.
  • Recommend and modify office and site performance as needed.
  • Any other tasks assigned or directed.

Job description

  • Review thoroughly maintain current knowledge of all contracts and general conditions for the projects assigned.
  • Inspect and evaluate construction site progress regularly.
  • Coordinate with development to design site in a cost-effective manner.
  • Coordinate with architect and other professionals on preliminary and working drawing design.
  • Initiate and maintain all required project schedules.
  • Implement and administer Alliance's Quality Plan in accordance with the established quality guidelines.
  • Implement administrative procedures for the project that satisfy the contract requirements and all items necessary for the efficient and proper execution of the work. All procedures are to be in accordance with established Alliance's policies.
  • Examine all construction documents for appropriate construction details and completeness of information, potential design deficiencies, code violations, and constructability.
  • Create an Internal Progress Report (IPR) on a monthly basis that contains schedules and targeted dates of completion.
  • Establish and maintain professional and effective relations with the Development Team, Architects, and at the Construction Executives direction, meeting with them on a regular basis to review all aspects of the project and budgets.
  • Accountability for project cost control, site staffing, including recruiting, hiring, and managing all on-site personnel
  • Provide notices as required by all subcontract agreements as necessary to document substandard performance by subcontractors.
  • Coordinate and direct the estimating, purchasing, engineering, accounting, and construction functions as they relate to the project.
  • Attend regularly scheduled meetings such as Staff meetings, OAC, Subcontractor, safety meetings, and meetings with office personnel assigned to your project.
  • Verify that a subcontract agreement or purchase order is executed and that all insurance requirements have been satisfied and are in compliance with Alliance policies prior to subcontractor mobilizing on the project.
  • Make recommendations and modifications regarding office and site performances, business needs, etc.
  • Any other tasks assigned or directed.
What You'll Need to Succeed
  • Bachelor's degree in construction management, business, or a related field strongly preferred.
  • Five or more years of experience in multifamily construction project management strongly preferred.
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
  • Ability to work independently with minimal supervision.
  • Lead and manage a team of Associates.
  • Exceptional data entry, communication, and organization skills.
  • Proficient in Word, Excel, Outlook, Project, Adobe, project management and construction software platforms.
  • General knowledge of the real estate and development industry.
  • Ability to have flexibility with working schedule based on business and deadline needs.
  • Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
  • Consistent, regular and in person attendance during regular working hours at the workplace is required.
