Responsibilities

• Manage schedules, budgets, procurement and subcontractor negotiations.
• Oversee rehabilitation of multifamily and occupied properties.
• Coordinate owners, architects, engineers and subcontractors.
• Review drawings, contracts, scopes and construction documents.
• Manage change orders and cost controls.
• Monitor safety, quality and schedule performance.
• Provide senior leadership with project status and recovery plans.

Job Title Senior Project Manager (Construction) – Multifamily Rehabilitation

Location: New York City

Schedule: Hybrid – 2 days in office, with most projects located throughout NYC

Compensation: $160,000–$175,000 base; flexibility toward ~$190,000 for an exceptional match

About the Role

We are seeking a Senior Project Manager with deep NYC construction experience to lead complex multifamily rehabilitation and renovation projects from preconstruction through closeout.

This is a hands-on leadership role for someone who understands the realities of working in occupied residential buildings, affordable housing, and major rehabilitation projects. You will oversee multiple active projects, lead Project Managers and field teams, and take ownership of schedule, budget, procurement, subcontractors, quality, and overall project execution.

What You’ll Do

• Lead multiple active construction projects, generally $10M–$30M+
• Oversee projects from preconstruction, budgeting and buyout through closeout
• Lead Project Managers, Assistant Project Managers, Superintendents and support staff
• Manage project schedules, budgets, procurement and subcontractor negotiations
• Oversee rehabilitation of multifamily and occupied residential properties
• Coordinate owners, architects, engineers, consultants and subcontractors
• Review drawings, contracts, scopes and construction documentation
• Manage change orders, project risks, cost controls and contractual obligations
• Monitor field execution, safety, quality and schedule performance
• Provide senior leadership with clear project status, risks and recovery plans

What We’re Looking For

• 10+ years of construction project management experience
• 5+ years managing multiple Project Managers and field teams
• Direct experience with NYC multifamily rehabilitation
• Experience with occupied rehabilitation, affordable housing and full-gut renovations
• Experience managing $10M–$30M+ construction projects
• Strong construction execution, contract administration and procurement experience
• Ability to lead both project teams and field operations
• Ground-up construction experience is a strong plus
• Experience with Procore, Primavera P6, Bluebeam, Civil 3D and/or HeavyBid is valuable
