Senior Project Manager — Multifamily Renovation

ABOUT MARELLINY

MarelliNY is a general contracting firm based in NYC specializing in multifamily and mixed-use renovation projects across Brooklyn and Manhattan — gut renovations, value-add repositioning, and commercial-to-residential conversions in single-family to 50-unit buildings.

We are hiring a Senior Project Manager to run projects from pre-construction through turnover. This role is the single point of accountability on each job — scope, subs, schedule, budget, and quality. You report directly to the managing partner.

THE ROLE

Off-site, you'll review drawings and specs, identify conflicts before they reach the field, write and refine scopes of work for every trade, solicit and evaluate bids, prepare cost estimates, draft RFIs, build and maintain the project schedule, and track submittals and procurement.

On-site, you'll walk the job daily or as needed, meet with subcontractors, verify work is installed per drawings, document and resolve deficiencies, run weekly project meetings, coordinate inspections, and manage DOB and utility interactions.

This role requires both. A PM who only manages from a desk, or only from the field, is not the right fit.

WHAT THE ROLE DEMANDS

Renovation experience is non-negotiable. Our projects are existing buildings — pre-war construction, mixed-use with active retail tenants, occupied adjacent units, and unknown conditions behind every wall. Ground-up experience is a plus, but the core of this role is renovation.

Drawing fluency across all disciplines. You can read and cross-reference architectural, structural, MEP (mechanical, electrical, plumbing), sprinkler, and fire alarm drawings fluently — and catch conflicts between them before they reach the field. You're comfortable working from a full set: understanding how a structural detail affects a plumbing riser, how a reflected ceiling plan constrains ductwork and sprinkler layout, and how the architectural set ties it all together. You can redline, interpret specs and schedules, and flag gaps or coordination issues before they become RFIs or change orders.

NYC DOB fluency. Permits, TR inspections, progress inspections, PAAs, signoff sequences, 1968 vs. 2022 code applicability, objection resolution, SWO procedures, and expediter coordination.

Full-scope trade coordination. Demo, structural, plumbing, electrical, HVAC, sprinkler, fire alarm, elevator, drywall, tile, cabinetry, flooring, painting, and turnover — managed simultaneously on the same project. Strong understanding of sequencing and critical path.

Subcontractor management. Scope negotiation, bid leveling, schedule accountability, invoice review against progress, and the ability to hold subs to standard.

Estimating and budgeting. You can build a reliable project budget from drawings, solicit competitive bids, level proposals across subs, and track costs against budget through completion.

Utility and agency coordination. ConEd service upgrades, DEP water main permits, FDNY inspections, gas integrity tests, and similar — with an understanding of lead times.

Documentation and communication. Clear writing, organized records, and consistent use of project management tools (Procore, Buildertrend, or similar). Issues are reported with photos, drawing references, and proposed resolutions.

WHAT YOU BRING
  • 5–10 years of construction PM experience, with a meaningful portion on NYC multifamily renovation
  • Managed at least 3 projects from pre-con through CO as the lead PM
  • Comfortable operating within a small, lean team
  • An existing network of reliable NYC subcontractors, or the ability to build one quickly
  • Strong ownership mentality — issues get escalated, not buried
COMPENSATION
  • Base salary of $130,000–$170,000, commensurate with experience
  • Performance-based bonus tied to project outcomes
