Position Summary

The Senior Project Manager is responsible for the overall leadership, financial performance, contract administration, and successful execution of construction projects from preconstruction through project closeout. This role oversees multiple project teams, manages owner and subcontractor relationships, ensures budget and schedule adherence, and drives project profitability while maintaining the highest standards of quality, safety, and client satisfaction.

The Senior Project Manager serves as the primary point of contact for owners, architects, consultants, and subcontractors, while mentoring and developing Project Managers, Assistant Project Managers, Project Engineers and other project staff.

Essential Duties and Responsibilities
  • Manage multiple projects and teams simultaneously.
  • Serve as the primary owner representative and client contact.
  • Maintain strong relationships with owners, architects, engineers, and consultants.
  • Lead project communications and issue resolution efforts.
  • Identify project risks and proactively develop mitigation plans.
  • Participate in and support project quality control and safety initiatives.
  • Lead and facilitate key project meetings, including: OAC meetings, team meetings, buyout and scope review meetings, change order negotiation meetings, subcontractor performance meetings.
Buyout & Procurement
  • Lead and assist in RFP initiatives, proposal creations and project interview processes.
  • Lead subcontractor bidding, evaluation, and selection processes.
  • Create and maintain bid tabs and subcontractor logs.
  • Develop project scopes of work and subcontract scopes.
  • Prepare and update subcontract exhibits.
  • Track final buyout savings and internal contingency allocations.
  • Lead all aspects of project cost management and financial reporting.
  • Manage budgets throughout the life of the project.
  • Develop and maintain accurate project cost forecasts and projections.
  • Oversee construction, internal, and contracted contingency tracking and reporting.
  • Review project financial performance and identify risks and opportunities.
Change Order Management
Owner Change Orders
  • Manage all Owner Change Order Requests (CORs).
  • Prepare and negotiate Monthly Owner Change Orders (OCOs).
  • Lead owner change order negotiations and approvals.
  • Track and reconcile all owner-directed scope changes.
Subcontractor Change Orders
  • Review, negotiate, and manage Subcontractor Change Orders (SCOs).
  • Ensure change orders are properly documented, priced, and incorporated into project budgets.
  • Negotiate favorable financial outcomes while protecting project interests.
Monthly Cost Reporting & Projections
  • Prepare and maintain monthly project cost projections.
  • Update:
  • Billing projections
  • Labor projections
  • Overall project status reports
  • Communicate project financial health and performance to company leadership.
  • Review and approve subcontractor pay applications.
  • Prepare and review owner pay applications.
  • Ensure compliance with owner, lender, and auditor requirements.
  • Approve miscellaneous project-related invoices.
  • Review and approve weekly employee timecards.
  • Manage project budgets and cost codes within Acumatica.
  • Support accurate job cost reporting and forecasting.
Contract Administration
Owner Contracts
  • Develop, review and negotiate the owner contract from creation to execution.
  • Manage owner contract requirements and compliance.
  • Develop contract summary ("crib notes") for project teams.
  • Manage bond renewals and related contract obligations.
Subcontract Management
  • Develop, review and negotiate Project Subcontracts and Standing Order Subcontracts from creation to execution.
  • Maintain subcontractor tracking logs.
  • Directly manage and develop Project Managers, Assistant Project Managers, Project Engineers and other project staff.
  • Provide coaching, training, and professional development opportunities.
  • Establish accountability and performance expectations.
  • Foster a collaborative, high-performing project team culture.
  • Support career growth and succession planning within the operations team.
Qualifications
Education
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
  • Equivalent combination of education and construction experience will be considered.
Experience
  • 10+ years of commercial construction project management experience.
  • Proven experience managing projects from preconstruction through closeout.
  • Experience managing multiple projects simultaneously.
  • Strong understanding of budgeting, forecasting, scheduling, and contract administration.
  • Experience with GMP and negotiated project delivery methods preferred.
Technical Skills
  • Proficient in Acumatica or comparable ERP/project accounting software.
  • Proficient in Microsoft Office Suite.
