Job summary

Blue Ridge Executive Search is seeking a Project Manager to lead construction projects from buyout through execution, collaborating with Preconstruction and Project Superintendent to deliver successful results for our clients.

You will manage budgets, subcontracts, logs, and meetings while ensuring timely invoicing and closeout. The ideal candidate has 5+ years in construction PM, strong cost controls, CPM scheduling, and capability to obtain CPC certification within 6 months.

Qualifications

• Minimum of 5 years experience as a construction Project Manager or related field.
• Understand project cost controls: contract vs budget vs committed cost.
• Knowledge of CPM scheduling and project risk management.
• Understand owner contract structures: Lump Sum, Cost Plus a Fee, GMP.

Responsibilities

• Set-up project budget in ProContractor within 2 business days of executed owner contract.
• Create submittal log with lead times within 5 business days of executed owner contract or as needed.
• Issue subcontracts to maintain project schedule or within 10 business days of executed owner contract whichever is less.
• Maintain project logs and meeting minutes weekly.
• Conduct OAC meetings weekly and distribute minutes within 48 hours.
• Prepare and distribute subcontractor meeting minutes weekly.
• Conduct subcontractor meetings for subcontracts over 100k or as risk necessitates.
• Complete owner/subcontract change orders by the 25th of each month.
• Approve invoices weekly and include in monthly billings by the 10th.
• Turn-in timecards weekly; update WIP by the 10th.

Description

The Project Manager is responsible for leading a project from its buyout to execution. This includes planning, execution and managing the people, resources, and scope of the project. They work as a team with the Preconstruction and Project Superintendent to deliver successful projects to our clients.

ACTIVITIES

• Set-up project budget in ProContractor within 2 business days of executed owner contract.


• Create submittal log with lead times within 5 business days of executed owner contract or as needed.

• Conduct Contract meetings with subcontractors on any Subcontract over 100k or as the risk necessite the need.


• Conduct Preconstruction Meetings onsite prior to Mobilization with all major trades.


• Complete Owner Change Orders and Subcontract Change Orders by the 25th of each month.


• Approve all necessary invoices on a weekly basis.


• All invoices to be included in monthly Contract Billings must be completed by the 10th of each month.


• Update Work In Progress by the 10th of each month.


• Write and send RFIs. Distribute to affected parties.


• Process and approve all submittals. Distribute submittals to all necessary parties.


• Turn-in timecard on a weekly basis.


• Participate in OAC Punch list. Distribute Punch list to subcontractors within 24 hours.


• Complete Project Closeout with 20 business days of substantial completion on the project.


• Code and approve credit card statement monthly.

Requirements

TECHNICAL REQUIREMENTS

• Minimum of 5 years experience as a construction Project Manager or related field.
