Job summary

Metric DCX is seeking a Senior Project Manager for mission critical data center construction in Austin, TX. The role leads budgeting, change orders, and close-out with a strong focus on risk management and team leadership.

You will oversee procurement, schedule development, and cash flow, while building effective relationships with clients and subcontractors to ensure profitable, on-time project delivery.

Qualifications

  • Bachelor's degree in a relevant discipline.
  • Minimum 10 years of experience relative to project size and scope.
  • Proven track record of profitable, well closed out projects with healthy client and subcontractor relationships.
  • Excellent command of contract and legal provisions.
  • Strong judgment for navigating incomplete data and ambiguity.
  • Ability to manage competing priorities across business needs and client relations.
  • Comfort with change and evolving processes.
  • A strong sense of urgency and the ability to react quickly to complex issues.

Responsibilities

  • Owns all project administration, including contractual requirements, trade partner agreements, purchase orders, and risk management.
  • Manages overall work performance, quality, and team progress against the project plan.
  • Budgeting and forecasting: produce cost to complete forecasts, track directives, and build line item exposure analyses.
  • Change order management: track proposals, provide status reports, and prepare monthly summaries.
  • Project close out: establish close out plan, collect and package documents, and lead compliant close out.
  • Requisitions and cash management: ensure pay requisitions are on schedule, manage schedule of values, and maintain cash position.
  • Meetings and logs: run disciplined meetings, maintain project logs, and build subcontractor relationships.
  • Purchasing and schedule management: develop clear scopes, plan purchasing, and track critical path impacts.
  • Risk and quality: manage buy out, issue notices, and champion quality programs.
  • Team leadership: build culture, mentor team members, and address conflicts.

Senior Project Manager, Mission Critical / Data Center Construction

We are working with a leading national general contractor to find a Senior Project Manager for their Mission Critical Center of Excellence. This group manages billions of dollars in projects annually, specializing in data center and mission critical construction for leading technology and telecommunications clients. The focus is on fast paced, MEP intensive projects, and the group is known for delivering complex solutions while offering strong career advancement in the thriving mission critical construction space.


About the Role

The Senior Project Manager owns all project administration, including contractual requirements, trade partner agreements, purchase orders, and risk management. This person also manages overall work performance, quality, and team progress against the project plan.


What You Will Do

Budgeting and forecasting


  • Produce thorough cost to complete forecasts that identify potential exposures

  • Track field directive and back charge costs for forecasting purposes

  • Build detailed line item exposure analysis, particularly for unit price contracts


Change order management


  • Track all proposed change order items, in scope and out of scope

  • Provide the owner with up to date change status reports

  • Produce monthly change order summaries to prevent aging of open issues

  • Work to recover legitimate costs related to owner changes


Project close out


  • Establish an effective close out plan early in the project

  • Organize early collection, review, and packaging of close out documents

  • Lead the team through structured close out and compliance processes


Owner and subcontractor requisitions and cash management


  • Ensure pay requisitions are approved on schedule each month

  • Produce an effective schedule of values and manage subcontractor payment cycles

  • Maintain a fiscally responsible cash position throughout the project

  • Produce accurate percent complete projections


Meetings, logs, and relationships


  • Run a disciplined meeting cadence (PM/PE, OAC, subcontractor, coordination, preconstruction)

  • Maintain and review project logs (cash, change management, submittals, RFIs, safety, schedule, and more)

  • Build firm but fair relationships with subcontractors and take swift action on non performance


Purchasing and schedule management


  • Partner with superintendents and estimators to produce clear, accurate scopes of work

  • Lead a well planned purchasing process to avoid last minute buys

  • Support development of a clear, accurate baseline schedule

  • Track schedule impacts and keep the project focused on critical path items

  • Provide monthly schedule updates and narratives to the owner


Risk and quality management


  • Manage buy out to avoid budget and contract execution issues

  • Issue timely notices to owners and subcontractors

  • Take immediate action on non performing subcontractors

  • Champion the project's quality management program, including mock ups and nonconformance tracking


Team leadership


  • Build a strong team culture and lead by example

  • Support career development and mentorship of project team members

  • Address personnel conflicts quickly and directly
