Job summary

American Real Estate Partners (AREP) seeks a Lead Project Controls Analyst (Lead PCA) to standardize and drive financial analysis for a portfolio of capital projects. You will guide budgets, forecasts, and ETC/EAC analyses, acting as the senior analytical bridge among PM, Accounting, and Leadership.

Hybrid role—4 days in-office and 1 day remote at HQ in McLean, VA— with mentoring responsibilities and executive-ready reporting to optimize portfolio performance.

Qualifications

• Bachelor's degree or higher; Master’s encouraged.
• 10+ years in project controls, accounting, or management on major capital projects.
• Proven independence in budgeting and complex schedules for industrial/data center projects.
• Advanced financial modeling in Excel and enterprise project controls software.
• Expert proficiency with OPC or P6.
• Ability to lead and mentor analysts and collaborate cross-functionally.

Responsibilities

• Direct and govern budgets, multi-year forecasts, and draw schedules across the portfolio.
• Develop proactive reports including ETC/EAC and scenario-based S-Curve modeling.
• Review and present executive variance analyses and strategic narratives.
• Serve as technical owner for project controls, optimizing systems like Northspyre and OPC.
• Review/change orders and invoices; govern end-to-end change control.
• Maintain project contract ledgers; ensure lien waivers and retention compliance.
• Oversee IMS integrity and reporting frameworks; mentor junior staff.
