American Real Estate Partners (AREP) is seeking a Portfolio Controller to lead accounting for a portfolio of real estate joint ventures, development projects, and related financial reporting. The role oversees 2-3 property accountants and 2-3 development accountants, partnering with acquisitions, asset management, construction, and operations to ensure accuracy and timeliness.

The position reports to HQ in McLean, VA with a hybrid schedule: four days in-office and one day remote.

Qualifications

• Bachelor's degree in Accounting or Finance or equivalent experience.
• 10+ years progressive accounting experience with real estate development/investment exposure.
• Experience in development accounting across full lifecycle of projects.
• Strong expertise in joint venture accounting and waterfall calculations.
• Experience with complex real estate development transactions with multiple stakeholders and capital sources.
• Proven leadership and ability to develop accounting teams.
• Proficiency in real estate accounting systems and advanced Excel.

Responsibilities

• Oversee accounting for a portfolio of real estate JV investments and development projects.
• Review/interpret JV and other agreements to determine accounting treatment.
• Ensure timely and accurate financial reporting, development reporting, audits, and tax compliance.
• Coordinate development funding requests to lenders and JV partners.
• Establish and enforce accounting controls and close procedures.
• Collaborate with acquisitions, asset management, construction, and operations teams.
• Manage accounting integration for new assets and dispositions.
• Ensure GAAP/income tax basis compliance for real estate/investment entities.
• Drive improvements and standardization across development accounting workflows.
• Lead and develop a team of accounting professionals; manage performance.
• Serve as primary contact for auditors, investors, and external partners.
